House Rules
The house rules are based on health & safety regulations. This properties will have the following limits tied to it (failure to follow could be reported to local enforcement & eviction from the property regardless of time): -
1) Residence guests must be / accompanied by person over the age of 18. Please note that this property is not designed with child safety in mind. Guests will be solely responsible for the safety of their children whilst in the property.
2) 2 people Max. residing at the property over any one night.
3) No excessive noise. As the property is located in a normal family residential block, noise level must be kept to a normal sociable level, especially at night and early morning. TheFatRoosterApartments is a neighbourhood friendly business, working together with other neighbours in the block. Law enforcement bodies will be called upon on by neighbours if any nuisance is caused to others by you.
4) No parties of any sort are permitted (based on health & safety regulation on having numerous people in a property of this size). This property is for accomodation only, it is not a party flat.
5) Smoking is prohibited within the property or the development that house it.
Legal / Other Terms & Conditions
The premise of TheFatRoosterApartments is insured by Lyon Insurance Services. A copy of the cover will be on display at the property for your viewing.
Cancellation Refund Policy: All payments must be made in full prior to your stay. Due to large amount of advance bookings for accomodation in this city, full refund will only be provided for any cancellation made 14 days prior to the date of your check-in. After this time period, only half of your payment will be refunded if any cancellation is made 36 hours prior to the date of your check-in. No refund will be made for any cancellation made within 36 hours of the date of your check-in, and thereafter. A cancellation fee of 5 pounds will apply to all of the above cases.
Deposit Refund: The property will be cleaned and re-made after your departure, on the same day. Once the property has been checked for damages, you will be sent an email immediately to confirm the refund of your deposit (and amount if not full and explanation of any deduction made). Deposit will be refunded via the same method of your payment.
TheFatRoosterApartments shall have no liability to the Client for any loss, damage, costs, expenses or other claims for compensation arising from any instructions supplied by the Client/guest which are incomplete, incorrect, inaccurate, illegible, out of sequence or in the wrong form, or arising from their late arrival or non-arrival, or any other fault of the Client.
Except in respect of death or personal injury caused by the TheFatRoosterApartments's negligence, or as expressly provided in these Terms, TheFatRoosterApartments shall not be liable to the Client by reason of any representation (unless fraudulent), or any implied warranty, condition or other term, or any duty at common law, or under the express terms of the Contract, for any loss of profit or any indirect, special or consequential loss, damage, costs, expenses or other claims (whether caused by the negligence of the TheFatRoosterApartments, its servants or agents or otherwise) which arise out of or in connection with the provision of the Services (including any delay in providing or failure to provide the Services) or their use by the Client, and the entire liability of the TheFatRoosterApartments under on in connection with the Contract shall not exceed the amount of TheFatRoosterApartments's charges for the provision of the Services, except as expressly provided in these Terms.
The Client is responsible for the behaviour of his, her or its guests at TheFatRoosterApartments or within the development that house the property, and in particular for the orderly conduct of guests staying in TheFatRoosterApartments or otherwise making use of the Services. The Client must ensure that no noise or nuisance is caused for the surrounding residence of TheFatRoosterApartments. The Client must comply with any reasonable request of TheFatRoosterApartments.
Smoking is prohibited within the property or the development that house it.
Any electrical equipment the Client wishes to use that is not the property of TheFatRoosterApartments must comply with the I.E.E. regulations and safety standards. TheFatRoosterApartments will not be liable and the Client must be responsible financially for any damages done to the property or injuries caused to anyone due to any such equipments.
Clients must be / accompanied by person over the age of 18. Please note that this property is not designedwith child safety in mind. Clients will be solely responsible for the safety of their children whilst in the property.
2 people Max. residing at the property over any one night. Max. 4 people (ie. 2 visitors) at the property for short term visit / duration of time.
